The town of Montvale New Jersey is going to require all residents to purchase NEW surveys!

  • CURRENT SURVEY FOR CO AND CCO?
  • CURRENT SURVEY FOR HOME IMPROVEMENTS SUCH AS DECK REPAIRS, DRIVEWAYS, PATIOS, WALKWAYS AND FENCES?

At the October 30th meeting, the Montvale town council will vote on an ordinance mandating that new surveys, costing between $800-$1000, be provided for the sale or rental of every home in Montvale.

How will this affect you?

  • When you sell your home, you will need to purchase a new survey at a cost of between $800 to $1000.00. This is a financial strain placed upon only Montvale property owners and is not required by any other town in the surrounding area.
  • The Lead time necessary to obtain a new survey can result in a potential delay when closing resulting in additional expenses and even a breach in contract.
  • If you rent a property and have made improvement you will need a new “current as is survey” each time you change tenants.

“Current Survey” required for home improvements?

Yes, the application for minor home improvements also requires a “current survey”.  While this is not addressed in the proposed ordinance, the enforcement of this provision would require a new survey for every home improvement. A $1000 deck repair would now cost you double with the additional required survey expense.

If you believe that this is an important issue, you will have the opportunity to voice your opinion by attending the October 30th meeting at 7:30 in the Montvale Borough Hall.  The town council would in interested in hearing from it’s residents.
